Why Burst Pipes Are Toronto's Hidden Water Damage Risk

Toronto experiences some of Canada's most dramatic temperature swings — from humid summers above 35°C to bitter January cold snaps that regularly reach -20°C with wind chill. Pipes in exterior walls, unheated garages, crawl spaces, and attic bypasses are vulnerable to freezing and catastrophic failure. When a frozen pipe bursts, it can release water at 150–750 litres per hour before anyone notices — especially in unoccupied areas.

Unlike a basement flood where water is visible on the floor, burst pipe water often travels silently inside wall cavities, above ceilings, and under flooring before it becomes apparent. By the time you see the damage, structural saturation is already extensive. Thermal imaging is essential — visible damage is only a fraction of what exists inside the structure.

Shut off water first: Your main shutoff is typically near the water meter — in the basement, front exterior wall, or mechanical room. Shutting it off immediately stops ongoing water release. Then call us.

Types of Pipe Failures We Respond To

Frozen & Burst Pipes

Water expands 9% when freezing — enough force to split copper and PEX pipe. Common in exterior walls and unheated spaces during Toronto winter cold snaps.

Corroded or Failed Supply Lines

Older galvanised steel and early PB (polybutylene) pipes degrade and fail catastrophically. Braided supply lines under sinks and toilets are a common failure point.

Renovations & Accidental Damage

Contractor drills, nail guns, and saw cuts can puncture supply or drain lines inside walls — sometimes going unnoticed for days before water damage becomes apparent.

Water Hammer Failure

Hydraulic shock from rapidly closing solenoid valves (dishwashers, washing machines) can stress joint connections over time until they fail — often at 2 a.m.

Heating System Failures

Boiler shutdowns or loss of heat in vacant properties during winter rapidly create frozen pipe conditions throughout the home — a common vacation-period emergency.

Drain Line Blockages

Blocked drain stacks cause overflow at multiple fixture points simultaneously — spreading grey water across multiple floors through ceiling penetrations.

Our Burst Pipe Recovery Process

1

Water Shutoff Confirmation & Thermal Survey

We confirm water supply is isolated, then conduct a full thermal imaging survey of affected areas. Infrared cameras reveal water migration inside walls, above ceilings, and under flooring that is completely invisible to the naked eye.

2

Moisture Mapping & Documentation

Every moisture reading is logged with location and timestamp — building a moisture map that documents the full extent of saturation for your insurance claim and guides the drying process.

3

Water Extraction

Truck-mounted extractors remove standing water from floors. Wall cavity probes and injectidry systems extract water trapped inside wall assemblies without requiring demolition in many cases.

4

Controlled Demolition (if needed)

When wall cavities are saturated beyond what probe-drying can address, we perform targeted drywall cuts to expose cavities for direct drying. All removed material is catalogued for your insurance claim.

5

Structural Drying

Industrial air movers directed into wall cavities, combined with LGR dehumidifiers, dry structural framing and sheathing over 3–5 days. Daily moisture readings confirm drying progress and guide equipment adjustments.

6

Rebuild & Insurance Coordination

Our carpentry and finishing crew restores all removed drywall, insulation, flooring, and trim to pre-loss condition. Complete insurance documentation is submitted directly to your adjuster.

Why Choose IntelliHomes for Burst Pipe Recovery

Thermal Imaging on Every Job

We include infrared thermal imaging on every burst pipe response — not as an upsell. It finds moisture inside walls that would be missed entirely and become a mould problem 3 weeks later.

Minimal-Demolition Drying

Our wall cavity drying systems inject drying air directly into wall assemblies, often eliminating the need to open walls entirely — saving both time and rebuild costs.

Insurance Claim Documentation

Burst pipe damage is covered by standard Ontario home insurance. We provide complete claim-ready documentation — moisture maps, thermal images, drying logs, and itemised material lists.

90-Minute Response — Day or Night

Most burst pipe events happen at night or during severe weather. Our 24/7 dispatch means a certified crew reaches you within 90 minutes regardless of the hour.

Client Reviews

★★★★★

"Came home from vacation in January to a frozen pipe that had been running inside our walls for who knows how long. IntelliHomes found water in three wall cavities with their thermal camera that we never would have found. Saved us from a massive mould problem."

Christine & Mark A.The Annex, Toronto (M5R)
★★★★★

"Supply line under the kitchen sink blew at midnight. IntelliHomes was there by 1:30 a.m. with all the equipment. The kitchen subfloor was wet but they dried it without pulling up the tile. Incredible."

Stephanie L.West Oakville (L6M)
★★★★★

"Contractor hit a pipe during a reno. Water soaked two floors before the shutoff was found. IntelliHomes handled everything — extraction, drying, the insurance adjuster, and the rebuild. One call covered everything."

Burst Pipe FAQ

Immediately shut off the main water supply. In most Toronto homes this valve is near the water meter — typically in the basement, at the front exterior wall, or in the mechanical room. Once water flow is stopped, call us at +1 (825) 203-1344. While waiting, move valuables away from the water, turn off electricity to affected areas if safe to reach the panel, and photograph all visible damage.

Yes — sudden and accidental pipe bursts are covered under virtually all standard Ontario home insurance policies. The key qualifier is "sudden and accidental" — coverage applies to unexpected failures, not gradual slow leaks that were left unaddressed. Document the damage with photos before any cleanup, and call your insurer promptly to open a claim.

Often you can't tell visually — which is why thermal imaging is essential. Signs that suggest wall cavity saturation include: warm or cool spots on walls (detectable by touch on drywall), bubbling or soft drywall, a musty smell without visible water, or wet baseboards with dry-looking walls above. Our technicians perform a full thermal imaging survey on every burst pipe call.

Not always. Our wall cavity drying systems use small drill ports to inject drying air directly into the wall assembly — effective for many scenarios without requiring full drywall removal. However, when cavity saturation is extensive or insulation is present, targeted demolition is necessary to achieve proper drying. We'll be upfront about which approach is needed and why.

Keep interior heat at minimum 15°C even when away. Insulate pipes in exterior walls, crawl spaces, and garages. Let faucets served by exterior walls drip slightly during extreme cold snaps (below -15°C). Know where your main shutoff is before winter. If leaving for more than a few days in January or February, consider shutting off and draining the system entirely.
